Bernal Modern

Current and contemporary — located in the sunny Bernal Heights neighborhood, this three-story home was in distressed condition. The property sits on a slope with difficult access to the extensive rear and side yards, and no interior passage to the undeveloped first floor level.

Our goal — Completely remodel home while retaining the envelope of the existing building and utilize existing architectural features to stylize the new exterior façade. Create a common stairway connecting all three floors and allow access from each level to the expansive and newly landscaped outdoor living spaces.

The highlights

  • First floor: we turned non-habitable storage and crawl space into functional living area including a family/media room with wet bar, half bath and a bedroom with bathroom en-suite and walk-in closet.
  • Second floor (main living level): we developed a modern open floor plan for the kitchen, dining and living areas and relocated the bedrooms and bathroom to create smart, easy-flowing spaces.
  • We transformed the third floor into a luxe master suite with a walk-in closet, spa-styled bathroom and a new roof deck with both private and general access through pairs of French doors.

The footprint

  • Remodel of existing living area and undeveloped spaces into a 4 bedroom, 3.5 bathroom single family home; 2,730 sq. ft. living area with an additional 264 sq. ft. of finished garage space
  • Excavation, foundation and structural upgrades to develop 747 sq.ft. of new living space on 1st floor, new wall and floor framing systems throughout 3 floor levels
