Castro Luxe Italianate

Luxury renovation of an 1880s Victorian — Nestled on a quaint tree-lined street in the heart of the Castro district, this 1888 Italianate building was in its original state when we started the project, and thus required a tip to toe renovation.

Our goal — Restyle, refresh and repair the original architectural elements on the exterior, while completely opening and upgrading the interior spaces to create a historically rich yet majestically modern Victorian dream home.

The highlights

  • The ornate trims and decorative panels of the 19th century vintage façade have been patiently repaired and refreshed.
  • The home’s interior spaces have been reinvented into a graceful layout suited to a modern San Francisco lifestyle, with the living room and dining areas open to a custom kitchen with “mid-century” detailing in mind. A new interior stair access connects the 2nd and 1st floor levels – glass and stainless steel railings elevate styling.
  • New modern landscape design refreshes the lower rear yard with a paver surfaced patio, lush plantings and 2nd floor deck allow outdoor living at rear of the home.

The footprint

  • Renovate existing building into two story single family home with three bedrooms, 3 full bathrooms and one half bath for a total of 1,845 sq. ft. For lifestyle flexibility, the two-story singe family home is fully permitted as two units; 2nd floor -1,030 sq. ft. and 1st floor - 815 sq. ft.
  • Foundation and structural upgrades created new living space on previously undeveloped first floor.
