City View Terrace

Modern simplicity — this captivating home is nestled on a quiet street located on an upper Bernal Heights terrace. Its simple, elegant style is defined by natural lava stone façade in high contrast to smooth white stucco, adding further dimension to the existing modern architecture of the building.

Our goal — maintain the pattern with other two-story homes on the street, yet create a distinctive façade to match the attitude of today’s contemporary cityscape.

Design Highlights

  • Interior design is refined by flat black architectural hardware and detailing which punctuates in high contrast to the white interior walls and other surface elements, setting a “hip” aesthetic styling for the overall material palette.
  • Main living level (second floor) features a modern open layout essential for easy family living and a gracious flow for entertaining.
  • First floor master bedroom has direct access to rear yard deck. New metal and cable rail stairway connect the second-floor interior living areas to the deck below.
  • Home is “Green Rated,” featuring healthy, energy and resource efficient building construction, finishing material and equipment selection and landscaping practices

Footprint

  • Renovate existing 2-story home to include 3 bedrooms and 2 full baths in a single family home; approx. 1,200 sq. ft. living area with additional 200 sq. ft. for a finished single car garage space.
  • Foundation and structural upgrades expanded first floor living space with addition of a new bathroom.
