Hayes Valley Artful Elegance

Historical and luxe — this 1900 vintage Grand Victorian four-story, two-unit residence with its original Queen Anne architectural detailing used impressive craftsmanship when first built, but with minimal maintenance through the years, needed attention on both the exterior and interior to modernize and curate its aesthetic character into luxurious living spaces.

Our goal — create two modern, functional residences by developing previously non-habitable attic space into functional fourth floor living area, adapt the existing second and third floor interiors into comfortable living spaces and develop the first floor (ground level) into new living area, including a two-car garage.

Design Highlights

  • Transformed first floor to include a bedroom with full bathroom en-suite, half bath, family media room and laundry center. A sliding door system opens the interior to a new rear patio for easy indoor/outdoor living. We placed a new stairway to connect the first and second floors for the 421 Oak Street residence.
  • The 423 unit entrance stairway is detailed with a high gloss refurbishment of the original wainscot detail and railing balustrade. We opened and connected the 3rd and 4th floor living spaces with a dramatic open glass, guard-railed stairway.
  • For the fourth floor, we created a master bedroom with a luxurious bathroom en-suite, walk-in closet and private balcony. We also developed a lounge and media space with a wet bar and added a laundry room to service this second unit.
  • We fully remodeled kitchens and bathrooms with the latest in cabinet finishes, appliances, plumbing equipment, fixtures, and lighting design in both residences.

Footprint

  • Remodel of existing 2-unit, 4-story residential building: Unit 421 - living area and undeveloped space into a 2,900 sq. ft. 3-bedroom, 3 ½-bathroom residence.
  • Unit 423 - living area and undeveloped space into a 2,625 sq. ft. 3 bedroom, 3 full bathroom residence; total building approximately 5,525 sq. ft. living area with additional 600 sq. ft. finished 2-car garage space, and 400 sq. ft. of exterior patio and deck area with stairway and common passage circulation.
  • Structural modifications to develop 2,525 sq. ft. of new living area at 1st and 4th floors of building, new upgraded foundation and construction of new wall and floor framing systems.
