Heart of Mission Dolores

Modern living at the center of urban culture — This 1920s era building is situated on a tree-lined block in the midst of one of the city’s most vibrant neighborhoods: Mission Dolores, Valencia Street and the Mission. The property has been thoroughly redesigned to blend sophisticated details and amenities with practical comfort. The result is two separate homes, each with private outdoor spaces, parking and storage.

Our goal — Develop two tranquil urban retreats designed for open living with lots of natural light and each with the feel of a “home” versus being part of a larger building.

Design Highlights

  • Each dwelling has been reoriented to feature a modern floor plan designed for today’s lifestyle, with the living and dining areas open to a custom kitchen. A custom fabricated stainless and natural steel railing add the “bling” and contemporary lighting design detail the interior architecture.
  • The three bedroom home occupies the top floor and includes 2 full baths, skylights and a private roof deck accessed by a spiral steel staircase.
  • The four bedroom home is designed as a two-level house and includes three full baths, family room or office and a private garden with mature modern landscaping, patio and fruit trees.

Footprint

  • Renovate existing building to create two units: a 2,212 sq. ft. home inclusive of the 1st and 2nd floors; and a 1,580 sq. ft. home on the 3rd floor.
  • Structural and foundation upgrades to develop new living space.
