Inner Richmond Classic

Exquisitely appointed — The original architectural detailing of this gracious Edwardian styled home was crafted skillfully when first built, but needed attention on both the exterior and interior to restore its aesthetic qualities and to create a comfortable flow of the existing living spaces. The second and third floors had high ceilings with spacious rooms, but the first floor needed more ceiling height and required structural upgrades to integrate the new floor layout.

Our goal — create a modern, functional family home through careful repair and refinish of the original “old world “ detailing on the second floor main living areas, including a full remodel to the kitchen and breakfast areas with an additional half bath and laundry center.

The highlights

  • On the first floor we developed a large family room that opens to the new back-yard patio and garden, two generously sized bedrooms and a full bathroom.
  • We re-built a gracious new stairway connecting the first and second floors.
  • For the third floor we created a master bedroom with bathroom en-suite, walk-in closet and private deck. We also remodeled the existing bathroom and two bedrooms.

The footprint

  • Remodel of existing living area and undeveloped spaces into a 5 bedroom, 3.5 bathroom single family home; 2,750 sq. ft. living area with additional 215 sq. ft. finished garage space
  • Structural modifications to develop new living spaces, strengthen foundation and construction of new wall and floor framing systems
