Lake District Luxe

Sophisticated warmth — this vintage Edwardian three-story, residential building with its original architectural detailing was crafted skillfully when first built, but needed attention on both the exterior and interior to modernize its aesthetic qualities and create a comfortable flow of the existing living spaces.

Our goal — create a modern, functional residence in the heart of San Francisco’s Lake District neighborhood by developing previously non-habitable space into functional living area, and adapt the existing interior layouts on each floor with comfortable open circulation and a full remodel to the main kitchens and all bathrooms.

Design Highlights

  • Transformed first floor to include a fourth bedroom, full bathroom, and family media room. A folding door system opens the interior for easy indoor/outdoor living. We placed a new stairway to connect the first and second floors.
  • Opened main living spaces to each other on the second floor to create a brilliant great room for kitchen, dining and family room transitions, with new French doors leading to balconies and with a stairway to the rear yard.
  • Created a third-floor master bedroom with a luxurious bathroom en-suite, walk-in closet and private balconies overlooking the rear yard. Remodeled existing bathroom and two bedrooms, and added a laundry room.
  • Added roof deck access directly from the third floor interior to offer a quiet retreat with gracious views of San Francisco’s Presidio treetops.

Footprint

  • Remodel of existing living area and undeveloped space into a 4-bedroom, 3½ bathroom residence; approximately 3,400 sq. ft. living area with additional 450 sq. ft. finished garage space and 400 sq. ft. roof deck
  • Structural modifications to develop 670 sq. ft. of new living area on 1st floor, new upgraded foundation and construction of new wall and floor framing systems
