Noe Valley Italianate

Modestly sized home with a spacious feel — Constructed in 1891, this home’s simple flat front and clean vertical lines was typical of the Italianate style of the time. Renovated from foundation to rooftop, this property now offers a luxurious urban retreat central to everything “Noe Valley.” With its façade retaining the original historical presentation, the interior has been smartly redesigned to accommodate a modern lifestyle.

Our goal — Maximize natural light and reorient the building’s three levels as functional open living space. We also designed the interior for flexibility and the future in mind by building and permitting the first floor as a legal in-law or future no-lottery condominium conversion.

The highlights

  • Added ceiling height was integrated at the first floor to allow the creation of a fourth bedroom with full bath, family/media room and kitchenette, which is permitted as a legal second unit. The new stairway provides connection between first and second floors.
  • With 10 ft. ceiling heights, the second level was opened up for fluid transitions between the living, dining and kitchen areas.
  • On the third floor we created a master bedroom with bathroom en-suite and walk-in closet. We also remodeled the existing bathroom and two bedrooms.

The footprint

  • Renovate existing three story building into a single-family home with 4 bedrooms and 3 ½ baths for a total living area of 2,085 sq. ft.
  • Structural upgrades included foundation replacement to provide needed ceiling height to first floor; dramatic open floor plan redesign on three living levels.
