Noe Valley High

Modern and elegant — this three-story modern home is a quiet retreat perched high above the Noe Valley and Dolores Heights neighborhoods. Its sleek new facade is defined by a striking vertical application of custom “V” profile natural limestone tile. Dark bronze metal trims contrast with smooth stucco surfaces and cedar wood siding to create a warm, neutral tone-on-tone material palette.

Our goal — redevelop the existing two-story cottage into a modern, three-story, single family home with an expanded building footprint; reconfigure floor plan and increase ceiling heights for all living spaces.

Design Highlights

  • New window/door systems at the building front and rear walls open the interior living spaces of all three floors to lush outdoor greenery and city views beyond.
  • Floor-to-ceiling architectural white oak slat walls define interior spaces and provide intimacy within the open floor plan.
  • Interior stairwell connecting all three floors is detailed with a custom fabricated natural steel guard railing system, wax-finished and topped by a white oak cap.
  • Kitchen custom cabinetry in a warm wood grain and light matte gray laminate panelized system integrates the latest appliance and equipment technology.
  • Roof deck offers spectacular San Francisco city views with sightlines to the East Bay hills and beyond.

Footprint

  • Renovate existing 2-story cottage into a 3-story building to include 4 bedrooms, 3 full bathrooms and 1 half bathroom for this single family home; approx. 3,000 sq. ft. of living area and 420 sq. ft. for a finished two car garage.
  • Structural modifications to develop an additional 1,500 sq. ft. of new living area throughout three floors, new upgraded foundation and construction of new wall and floor framing systems.
