Quintessential Inner Richmond

Artistically renovated — this vintage three-story residence with a workable floor plan needed updating to accommodate modern family living.

Our goal — develop previously non-habitable space into functional living area, and adapt the existing interior layout by opening the kitchen to the formal dining room.

The highlights

  • First floor was transformed to include a fourth bedroom, full bathroom, family media room and finished storage closets. Existing stairway to the second floor was rebuilt to provide access to the rear yard.
  • Main living spaces on the second floor were opened to each other creating a brilliant great room for kitchen, dining and family transitions, with new French doors leading to rear deck and yard.
  • The third floor has two bedrooms with existing bathroom remodeled to a new vintage style. For the master suite we re-shaped extra closet and void spaces into a luxurious new master bathroom finished in honed natural stone.

The footprint

  • Remodel of existing living area and undeveloped space into a 4 bedroom, 3½ bathroom single family home; 2,435 sq. ft. living area with additional 200 sq. ft. finished garage space
  • Structural modifications to develop 711 sq. ft. of new living area at 1st floor of home, new upgraded foundation and construction of new wall and floor framing systems
