Sunny Bernal Redux

Brilliantly renovated — this single family dwelling in the sunny Bernal Heights neighborhood presented an array of eclectic rooms and nooks. The original architectural detailing had been lost within a dysfunctional floor plan and both the interior and exterior needed attention to establish a new aesthetic.

Our goal — open up the interior spaces to create a modern, functional family home, including first and second floor access through new French doors to the newly landscaped backyard.

The highlights

  • Ceiling height and a stairway connection were added to the first floor of non-inhabitable garage space, where we developed plans to permit and legalize an additional bedroom, family room, bathroom and large laundry service room.
  • The second floor main living areas included a full remodel to the kitchen, dining and living areas with an additional half bath.
  • For the third floor we created a master bedroom with bathroom en-suite and walk-in closet. We also remodeled the existing bathroom and two bedrooms.

The footprint

  • Remodel of existing living area and undeveloped spaces into a 4 bedroom, 3.5 bathroom single family home; 2,560 sq. ft. living area with additional 233 sq. ft. finished garage space.
  • Structural modifications to develop new living spaces at 1st floor; strengthen foundation and construction of new wall and floor framing systems.
